I can’t say that it saved my life, but…well, here’s the story you be the judge.
I had just walked home from a Stanley Home Products presentation, and I decided to take a nice, soothing bath with my stimulating bath brush when a knock came at the door. I had the bath brush still in my hand when I opened the door, and the biggest moose that I had ever seen stood on the front stoop.
Up here in these northern, woodland communities you expect to see big creatures every once in a while. I have been driving down the West Mountain Road and seen a bear just lumber right across like there wasn’t nobody bearing down on him in a log truck. This bear he just stood there with his paw held up to shade his eyes like that Stanley Home Products salesman asking for directions. He just stood there as I went on by, and I tell ya’ that he was so big he could look straight into the cab. He wasn’t anymore afraid than I am when I’m in the tub scrubbing down with my bath brush.
Anyway, the moose had apparently knocked on the door with his antler, and was asking politely if he could come in and warm up by the fire. I have to say that was about the strangest thing that I had ever heard because I thought that all wild creatures were afraid of fire. But, I let him in anyway, and those broad, rounded antlers of his brushed the ceiling. I offered him a chair, but then I realized how silly that was because I didn’t have anything near big enough for him to actually sit on, and so I apologized for being a bad host. I gave him my Stanley Home Products catalog to read and asked him how many lumps of sugar he liked in his tea. That’s when all hell broke loose. How was I to know that moose hate tea? Apparently they are a race of coffee drinkers and hate all tea loving folk as pansies and just not worth mentioning at all. How was I to know that moose were such bigots?
He threw down the Stanley Home Products catalog with a snort and fire in his eyes, and started at me through the dining room. I made a feint around the table, right in front of the big picture window, and dropped my bath brush on the way. That brush lodged in a crack in the floor I had been meaning to fix and when he came charging around the table trying to get at me it stuck right in the cleft of his hoof and sent him flying through the window.
I learned three things from that experience. Never offer a moose tea, always carry a bath brush, and never drink more than one glass of Neddy Simpkins’s sweet cider.

For most potential buyers there are many options when looking at what sort of home to buy in any given area. Most areas have a variety of new construction, previously owned homes, and older character homes. It can be tempting to buy an older “fixer-upper” or pre-owned home that needs renovations in order to save some money, but buyers should look at new growth in their preferred area as well.
Buying into a new development can be a bigger money-saving investment than many potential buyers think. When you consider time and money that could be saved if you didn’t have to renovate or replace decorating details that might not have been updated since the Age of Aquarius, buying a newly constructed home makes a lot of sense. Most new homes come with a warranty which can also save you money if any issues come to light during the first few years after construction is complete.
When you buy into a new neighborhood development under construction there are a number of pros and cons to consider depending on what stage of construction the company is at when you buy in.
Before the company actually starts the building is one particularly good time to buy in; the pricing may be significantly cheaper because they need to pre-sell a certain percent to get their financing for the development. The drawbacks to buying in before construction starts, however, are that it will take longer to actually get your house and the developer may increase the price of your house before it’s completed because there is no set-in-stone contract that early in the process. You do have more say in any customisations that you’d like to see in a home if you buy in early though.
If you buy into the project when the homes are being built there are still many opportunities to have your say about the final result. If you buy a home that isn’t finished you can choose upgrades and colos for the finishing. When the construction is underway is a good time to look at the quality of building going on in the neighborhood as well; ask if you can have a tour through a partially built home to see what the inside of your walls are going to look like.
Buying into a project when it’s complete will still give you the benefit of moving into a brand new home but you will not be able to make any decisions about finishing that you might have had otherwise. Many of the homes that are built without being pre-bought will have just the default basic flooring and appliances which can make them a little cheaper to purchase. You may want to take the money you saved in this way and invest it into better flooring or a nicer fridge. If there are only a few units or homes left when you’re looking at buying into a development you might be able to talk them into taking less than asking price because the company will be looking at moving on to their next project.
All in all, there are many reasons to buy any particular kind of property, but if you’re looking for a clean, new living space that you get to help pick out the finishing details, then pre-construction and new developments might just be what you’re looking for. Make sure that you deal with a reputable builder and do your homework before you make your decision.
If you’re getting ready to make a real estate purchase, you may be wondering whether it’s a better deal to buy new construction or an older house. There are benefits and drawbacks to both types of property, so it’s important to weigh your options carefully before making an offer.
Older homes have a classic lived-in charm about them. They’ve been built using long-lasting materials, and with great attention to detail. They’re also filled with the memories of homeowners past, and have stood the test of time.
Many of today’s new homes are built using the same materials and architectural designs, so houses tend to look very similar to each other. This can create a neighborhood that’s bland and lacking in personality. On the other hand, a new house can be built to your specifications, so the place will feel like it was truly meant for you.
New construction—though sometimes lacking in aesthetics—has the benefit of featuring the most up-to-date construction techniques and green building materials. Buyers can also take comfort knowing that everything in their new house will meet the latest building codes. An older home will require regular and at times extensive repairs and upkeep, while a new home should be in good shape for several years to come.
Older homes may require a major revamping of the electrical or plumbing systems to make sure everything is safe and meets current requirements. Older homes also have the drawback of harboring potentially dangerous materials like lead-based paint, asbestos, and lead pipes. While a buyer should get a home inspection done regardless of the age the property, it’s especially important if you’re buying an older house. You need to be aware of any potential health hazards in the home.
In terms of location, older homes tend to be situated in well-established neighborhoods where trees and shrubbery are full-grown, and neighbors know each other well. Older homes are nestled in traditional, family-oriented neighborhoods, and are often within walking distance to local shops and restaurants. Residents grow up together as a whole, and the area is designed to accommodate all residents living in the vicinity.
In a new home neighborhood, trees and plants (if there are any) will be young and very small, leaving the area feeling barren and lifeless. Without mature trees and lived-in houses, new subdivisions lack the hominess that older areas have to offer. In a new development, neighbors are strangers to each other, so residents may feel lonely in the first few months. It can also be a pain to get to and from work if you buy in a new development, as they’re often built towards the outskirts of town.
New home developments can also pose a financial risk to buyers if the region doesn’t become a ‘hot spot’ in the community. If a subdivision is too far from downtown and amenities, the area won’t attract many long term buyers, which will adversely affect your property’s value. An older neighborhood has already proven itself as a desirable part of town, so property values should stay steady over the long-term.
Price-wise, older homes are generally more affordable than new properties, though this of course depends on the home’s location and construction materials. Look around at both new houses and old to see what your budget will allow. You may be surprised at what you find.
Beauty is nothing other than the promise of happiness and when it comes to living place this statement is perfectly suited. That’s why, decorating the living place is a common desire cherished by people since the inception of modern human civilization. With the modernization of time, the definition of home decoration has been changed and the way to see it too. Contemporary criteria of home decoration is creating distinguish images of the owners from others.
Living room and drawing room – two most important elements of home are given prior emphasize by people while decorating. But, the modern interior design professionals give same emphasize on kitchen and bathroom as well. Because, these also have same importance to meet the criteria of a complete interior decoration and convey the message of beauty to the outsiders. Like designing other parts of home, bathroom and kitchen interior decoration is all about giving an artistic touch to make it attractive to suit with other parts of home.
Present day home decorating is not about some simple decor ideas. It consists of acute calculation, maintaining a particular/a set of theme(s) and that too within the budget. Many people think that modern day interior design involves handsome amount of money, but that’s not true at all. The modern designers adopt several innovative processes of designing which cost the home owners very reasonable.
So, if you wish to make your living place a distinguish appearance and create your unique image in your community then nothing but professional interior decoration would be the ideal solution.
It is not a secret to anyone that today’s real estate market has created amazing values for home buyers. This market, without a doubt offers a tremendous opportunity to a first time home buyer to create equity with none of your own money. Today’s home buyers don’t have to look too hard to find great deals. Anywhere you look you will find sellers of distressed properties.
With little creativity and 3 to 4 months time investment you can create $20,000, $50,000 even $100,000 or more in equity. How? ‘Fixer uppers’ aka ‘handyman specials’. No you don’t need to be a handyman you just need to hire one.
Find a fixer upper in the area you want to own a home. There are a number of ways you can do it. Ask your realtor to search on Multiple Listings System for ‘corporate owned’ and/or ‘bank owned’ properties. Do a Google search for ‘Real Estate Owned‘ or ‘REO’; this will give you a list of websites where you can find bank owned properties. These are the terms that lenders use to describe properties that they repossessed though foreclosure and they are more than egger to get rid of them. Also it’s a good idea to scan through your local classifieds for ads that contain one of the following: ‘motivated sellers’, ‘handyman special’, ‘needs TLC’.
Get a repair estimate and asses the after repair value of the property. All you have to do to get repair estimate is find a few contractors who will give their estimate of the work you want to get done. Get at least 3 solid estimates. In order to find out what the After Repair Value of the home will be, simply look at what price properties comparable to yours are sold in the half a mile radius in the last 3 to 6 months. If you really get you mind set on a particular home and seriously considering the purchase you can hire an appraiser. Make an offer on the property and in the contract include clause saying that if an appraisal contingent on the repairs you are planning to complete comes in at less than what you are estimated you can walk away from the deal without any penalties.
When looking at houses look for what it can be, not at what it is right now. You will see properties that look a lot scarier than what they really are. Don’t over spend; focus on the things that will add most value to your new home. Kitchen and bathroom updates should be the biggest part of your repair budget. If space permits you can add a bedroom or a bathroom. Remember, our goal is to create as much equity as possible so budget for renovations that will give you the most bang for your buck.
Make an offer and close the deal. One definite advantage you have working for you is the property itself. Use the short comings of the house as your negotiating ammo. At this point you have at least 3 estimates from licensed contractor and you should do home inspection. This will protect you from unpleasant surprises in the future.
Find and close on financing for your project. You have a few couple of chooses: First – hard money lenders. Once you start your research you will find out a few scary things, for example, high closing costs and high interest. However the advantages way outweigh the cons. Your closing costs and six months of payments can be rolled into the loan, which gives you enough time to complete the project and refinance with a convectional lender. You can finance up to 100% of the purchase price and repair costs. Hard money loans are short-term loans with balloon payment usually in 12 to 18 months. Don’t let it scare you, if you are diligent and stay on top of your project you will be enjoying your new home way before the balloon payment is due.
Second option is a private loan. You might know someone who will be willing to lend you money to complete your project in return for higher interest rate than what they are getting on CDs or stock market. You will offer then 1st lien on your property and refinance out of their loan in 6 to 8 months or earlier. This is a great alternative to hard money loans. You can negotiate low or none closing costs and lower interest rate.
Complete your rehab. At this stage you have to be focused.Monitor your contractors. Always check on the work that is claimed to be completed before you pay them. And one rule that can not be broken and I can not stress it enough; DO NOT prepay your contractors. If you want to complete your project on time and within your budget and don’t want to get screwed out of your hard earned $$, do not prepay for any work. Don’t let anyone convince you otherwise. This one mistake can break your whole venture and leave you with a huge debt and nothing to show for it.
Refinance with conventional lender. As soon as your repairs completed start applying for refinancing. At this stage you will have to do second appraisal of the property. This will be ‘as is appraisal’ to determine what the current value of the house is. If you did your homework at the beginning of your project and your initial estimates were correct, by now you have created enough equity to refinance out of your hard money loan. In some cases you might be even able to walk away with cash from the closing table to buy some nice furniture for your newly remodeled home.
Why go through all this trouble? You can have a newly remodeled home, completely customized to your own taste and needs for a total cost of 70 cents on dollar or less compared to the property values in your area.
We understand; she always looks so damn good. And now we can have a sneak peak into her London home as estate agents have leaked photos to the press. This is the kind of thing that gets the mydeco team very excited.
Ok so nitty gritty first – her seven storey house is Victorian in style, was built in the 1850s, boasts six bedrooms, five bathrooms and a 36ft long kitchen which leads onto a large dining room (perfect for those dinner parties). Having bought the house in November 2006 (woops, that’ll be the peak of the housing market), she is now trying to flog it but like so many homeowners, is struggling to shift it.
Last summer, she popped it on the market for £9.5million but after failing to receive any decent offers, the mother-of-two dropped the price to £8.95million in January. As if that wasn’t enough of a kick in the teeth, she has just slashed it to £7.5million – a whopping 21% reduction on the original price.
MacPherson, the epitome of glamour herself, has spent tens of thousands of pounds restoring several of the grade two property’s original features and redesigning to her own style. From the pictures, we’ve gathered that Elle opts for a classy and expensive approach to interior design. Staying away from an overly eccentric colour scheme, the model sticks to pure whites accompanied with earthy colours. This really is impeccable, understated luxury.
The pice de resistance in her beautiful home is the ultra modern kitchen which boasts stainless steel accessories and bang-on-trend lacquered surfaces. You could match Elle’s style with a sleek silver fridge available at B&Q, but if your budget does not extend to a complete kitchen revamp add a touch of shine with Heal’s white lacquered vase.
We also love the bricked tiling in the bathroom that dons connotations of the London underground, (without the grubbiness) and works beautifully against the simplicity of the pure white bath. See our blog for a picture of Elle’s bathroom and steal her style with Wallpaper Direct’s convincing brick wallpaper and a free standing bath from the Big Bathroom Shop.
It is in the living room that Macpherson experiments the most. The bold red carpet really warms up the place and compliments the abstract art on the wall. The jury is still out as to what we think of the leopard print arm chair? But after all the controlled luxury elsewhere, we commend Elle for embracing her wild side! Recreate the look with a Tuareg red Rug at Heal’s and be daring with a decadent Leopard print armchair at Jimmie Martin.
Appliances are an important part of your home. Some of them we consider to be our toys because they are not requirements but we acquire them to make our entertaining, dining and quality leisure time at home a pleasure. Such appliances are often regarded as electrical appliances and qualify for other considerations. They are often purchased as gifts for the holidays or as rewards for other types of accomplishments. As pleasurable as they may be, they are not necessities and often are expensive to add to your belongings.
The appliances that no home should be without are the ones that serve many useful purposes in the house. There are some major appliances that are a must for efficient operation of the home. For example, in the kitchen there are several major appliances that are necessary. The main one is a stove. Although it is possible to cook many foods without a stove, the quality of cooking is greatly diminished if a microwave is the only source of cooking power.
Another major kitchen appliance is the refrigerator. The kitchen simply is not functional if you do not have a place to store perishable foods such as milk, eggs, cheese and various types of produce. The refrigerator is usually equipped with a freezer compartment that serves as a source for storing frozen foods such as ice cream.
Whether there is an official laundry room or just an area where clothes are washed, a set of major appliances that no home should be without are the washer and dryer. A washing machine provides an automated way to put your clothes in, choose the proper setting and move on to do something else. Once clothes are done washing and have gone through the rinse and spin cycle, they need to be dried. A dryer is another major appliance that no home should be without. Some clothes are suitable for air drying on a clothes dryer our outside on a clothes line. Most clothes, however, benefit from being dried in the dryer.
The dryer allows for individual settings that are set to the particular type of clothes. Some examples of drying choices include permanent press, tumble dry and regular drying at timed settings that the user picks. Heavy fabrics such as denim and bath towels can be set to dry perfectly. Many designs of clothes dryers are on the market today. Some are fashioned with a shelf that allows for air drying of fine washables the same as hanging them on the line to dry but in a fraction of the time.
An iron is a well-valued appliance that no home should be without. In concert with the iron is an ironing board which allows for the sharpest creases and precise lines to be ironed into pants and shirts. Some people also like to iron their flat sheets and pillow cases to have a wrinkle-free presentation for their beds.
Blenders, mixers, food processors and toasters are appliances that many homes have because they make the process of cooking much simpler. Remember that each appliance that does not have a fixed location in a particular room will need to have an area where it can be stored when not in use.
